Grand Prairie and Celina are both planned Standard-format EOS Fitness clubs targeting 2027 openings. They sit about 45 miles apart in Dallas–Fort Worth. The brand and the club tier are the same, but the two published amenity lists are not: Grand Prairie carries the standard expanded gym offering, while Celina adds a pool, a cinema and a Kids’ Club. EOS has read the two neighborhoods differently.

The location differences

Grand Prairie’s five-mile ring mixes established suburban families with working families and younger renters. Celina’s is led by high-income suburban families. The families themselves differ too. Grand Prairie’s two largest family segments are 19 and 53 percent Hispanic, with typical household incomes of $125,000 to $150,000 and $75,000 to $100,000. Celina’s are 11 and 20 percent Hispanic, with typical incomes of $150,000 to $200,000 and $125,000 to $150,000, and nearly half of Suburb Chic households earn more than $200,000.

Same club tier, different amenity list

Both clubs are Standard-format, yet the amenity lists EOS has published differ. Grand Prairie carries the standard expanded gym offering: The EōS Yard®, a Recovery Room and a Refresh room. Celina has the Recovery Room but neither the Yard nor Refresh. Instead it adds amenities aimed at families, and at wealthier families in particular, who are more likely to pay for them. The swimming pool and hot tub sit in the Will Crush plan, $15 a month above the entry price, and the EōS Kids’ Club costs an additional $20 per child per month.

Paid childcare does not land the same way with every family. Federal survey data shows Hispanic families and lower-income families use center-based childcare far less than White and higher-income families, leaning on relatives instead. A Kids’ Club that costs extra fits Celina’s households; Grand Prairie’s list stays with the standard offering.

Similar households, different priorities

Demographics explain the amenity lists. Survey profiles add another layer: the role of convenience, community, trusted sources and exercise goals. Those differences help identify which benefits and messages to test locally.

Even inside one club’s five-mile ring, the segment mix swings from ZIP to ZIP. Around Grand Prairie, 75052 is led by Fusion Families while 76014 and 75051 are led by working families, with younger renters and lower-income singles close behind. Around Celina, Suburb Chic leads in Celina and Prosper and Exclusive Exburbs leads in Frisco. Each ZIP can be targeted on its own, with its own message and offer.

What this means

Grand Prairie and Celina illustrate why two clubs with the same brand and tier can need different local offers. The household and ZIP profiles provide a starting point for choosing which amenities to emphasize and which messages to test in each area. Campaign results and member data are needed to validate those choices before expanding them.

Sources and scope

Local audiences. PersonaLive household counts describe the five-mile radius around each planned club. The Dallas–Fort Worth DMA resident profile supplies the segment benchmark. These are prospective resident audiences; the clubs are not yet operating.

Segment demographics. PersonaLive segment demographics restricted to the Dallas–Fort Worth DMA, captured September 21, 2026: households with children, household income distribution, race and Hispanic origin. Average income is estimated from the income-band distribution using band midpoints, with $250,000 assumed for the $200,000-and-over band; it is an estimate for comparison, not a reported median. DFW values are PersonaLive’s market averages.

Amenities and pricing. EOS Fitness published amenity lists and descriptions for the Grand Prairie (Hwy 360 / W Camp Wisdom Rd) and Celina (S Preston Rd / Ownsby Pkwy) clubs, September 2026. Pool and hot tub access is listed under the Will Crush plan ($24.99 a month against the $9.99 Will Do entry plan in the sampled Texas pricing); Kids’ Club pricing is EOS’s published rate of $20 per child per month outside California.

Childcare evidence. National Center for Education Statistics, National Household Education Survey, Early Childhood Program Participation component (2016 and 2019 waves), as tabulated by NCES and childstats.gov. In 2016, 23 percent of Hispanic children under six used center-based care as their main arrangement against 31 percent of White children; in 2019, among children aged three to five with employed mothers, center-based enrollment was 76 percent for families above twice the poverty line and 52 percent for families between one and two times it. National patterns, not measurements of these two neighborhoods.

Survey profiles. National segment responses are weighted by each segment’s local household count and divided by the household count of segments with a response to that exact question. Missing responses are excluded, never set to zero. These are modeled household-mix profiles, not percentages measured in a local resident poll. The survey rows shown cover 67.2–92.1% of each area’s household mix, depending on the question.

Baseline and gap. The baseline is the question’s supplied US survey percentage, not a sample count. The gap is the absolute difference between the two modeled profiles, calculated before rounding, in percentage points. Influencer purchases and weekly social-platform use apply to monthly social-media users. Survey estimates describe reported attitudes and general shopping behavior, not gym conversion.

ZIP detail. Bars describe the supplied whole-ZIP PersonaLive profiles. ZIP boundaries can extend beyond the site’s five-mile radius. They are not counts of households physically inside the ring.
